Manzil is a real estate technology platform owned and operated by Productive Digital Agency (SMC-Private) Limited, a company incorporated under the laws of Pakistan (“Company”, “we”, “us”, “our”).
These Terms & Conditions (“Terms”) govern your access to and use of the Manzil website, mobile application, and related services (collectively, the “Platform” or “Services”).
By accessing or using the Platform, you confirm that you have read, understood, and agree to be bound by these Terms and our Privacy Policy.
If you do not agree, you must not use the Platform.
You represent that you are at least 18 years old or have the legal capacity to enter into a binding contract under applicable law.
User: Any person who accesses or uses the Platform, including property seekers.
Advertiser: Any person or entity (including real estate agents, agencies, developers, owners, or other advertisers) that publishes listings or promotional content on the Platform.
Listing: Any property advertisement, post, image, description, pricing, location, or related information displayed through the Platform.
Content: Any text, images, videos, documents, messages, reviews, or other materials posted or transmitted on the Platform.
Manzil is a neutral technology platform that facilitates discovery of property-related information and communication between Users and Advertisers.
Manzil does not act as a real estate broker, agent, dealer, developer, intermediary, or representative of any User or Advertiser.
Manzil does not participate in negotiations, agreements, payments, or property transactions between Users and Advertisers.
No verification: Manzil does not verify, inspect, authenticate, or endorse any Listing, property, Advertiser, or User.
User responsibility: Users are solely responsible for conducting their own verification, due diligence, site visits, inspections, documentation checks, and legal review before entering into any transaction.
No agency / fiduciary relationship: Nothing in these Terms creates any partnership, joint venture, fiduciary, employment, or agency relationship between Manzil and any User or Advertiser.
All Listings and Content are provided by third parties. To the maximum extent permitted by law, the Platform and Services are provided on an “as is” and “as available” basis.
Manzil makes no representations or warranties regarding:
Any reliance on Listings or Content is at your sole risk.
Property seekers / Users who submit requirements are not charged any fees for using the Platform.
Manzil may charge Advertisers only for subscription plans, recurring packages, promotional placements, advertising tools, or other platform services.
Fees charged by Manzil are solely for advertising and/or platform access services and are not transaction fees.
Payment of any fee does not guarantee leads, responses, property availability, or successful transactions.
Refunds (if any) are governed by Manzil’s Refund Policy (where applicable) and/or the specific Advertiser plan terms.
Advertisers agree that they are solely responsible for their Listings and communications, including ensuring that:
Manzil does not verify Advertiser compliance and is not responsible for Advertisers’ conduct.
You agree not to:
Manzil may take enforcement action for any suspected violation.
You retain ownership of your Content. However, by posting Content on the Platform, you grant Manzil a non-exclusive, worldwide, royalty-free license to host, store, reproduce, display, and distribute such Content solely for operating, promoting, and improving the Platform and Services.
You represent that you have all necessary rights to post the Content and that it does not violate any third-party rights.
Manzil is not obligated to monitor Listings, messages, or user activity. However, Manzil reserves the right (but not the obligation) to:
Manzil may take such actions without prior notice, especially in cases involving suspected fraud, illegal activity, or policy violations.
Manzil does not provide dispute resolution services and is not responsible for any disputes between Users and Advertisers.
Users are encouraged to report suspicious activity through the Platform or via support channels.
Manzil may preserve records and cooperate with lawful investigations, including sharing information with authorities where required or permitted by law.
Even if an account is deleted, Manzil may retain certain information where necessary to:

Where liability cannot be excluded, it shall be limited to the maximum extent permitted by law.
You agree to indemnify, defend, and hold harmless Manzil and the Company (including directors, employees, and affiliates) from any claims, losses, liabilities, damages, costs, and expenses (including reasonable legal fees) arising out of or related to:
The Platform may integrate with or link to third-party services (e.g., maps, analytics, messaging providers). Manzil is not responsible for third-party services, their content, or their practices. Your use of third-party services is subject to their terms and policies.
Manzil shall not be liable for any failure or delay in performance resulting from causes beyond its reasonable control, including but not limited to acts of God, natural disasters, internet/service provider failures, strikes, civil unrest, war, governmental actions, or changes in laws or regulations.
Manzil may update these Terms from time to time. Updates will be effective when posted on the Platform with a revised “Last Updated” date. Continued use of the Platform after changes constitutes acceptance of the updated Terms.
These Terms are governed by the laws of Pakistan.
Any dispute arising from or related to these Terms or the Platform shall be subject to the exclusive jurisdiction of the courts of Pakistan.
If any provision of these Terms is held to be invalid or unenforceable, the remaining provisions shall remain in full force and effect.
